A simple (1 page) rental lease agreement is used for leasing out a unit or home to a tenant. The form contains the bare minimum amount of information to ensure the tenant understands their contractual obligation to the landlord.

Although the form is one (1) page in length, it covers several areas, which include:

  • Names of the tenant(s) and landlord
  • Property address
  • Length of the lease
  • Rent amount ($)
  • Rent due date
  • Late fees
  • Security deposit
  • Signatures of all parties

Step 1 – Parties

In the first field, enter the date (mm/dd/yyyy) the form is being filled out (i.e., the current date). Then, enter the name(s) of all tenants, followed by the name and address of the landlord (person managing the property).

Step 2 – Property

Enter the full address of the property being rented. This should include the street address, unit/suite, city, state, and ZIP code. Then, select the type of property being rented out. If none of the options apply, check the “Other” box and manually input the type of rental.

Step 3 – Lease Term

The lease term is the span of time the tenant will be permitted to occupy the rental. Enter the date they are allowed to move in by, followed by the date the tenant they must leave.

Step 4 – Rent

Enter the following:

  • The amount ($) of rent the tenant will be obligated to pay each month to the landlord
  • The day of the month that rent will be due (typically the 1st)
  • The method the tenant should use to pay the landlord (e.g., by mailing a check to the landlord’s address)

Step 5 – Late Fee

If the tenant will be required to pay a late fee if they are late on rent, check the “Will” box, and vice versa if late fees will not be required. If required, enter the amount ($) of the late fee followed by the number of days that must pass before a late fee can be issued.

Step 6 – Security Deposit

A security deposit is typically equal to one (1) months’ rent, and is used to cover the landlord should the tenant(s) damage the property or another wrongdoing that costs the landlord money. The security deposit cannot be applied towards rent. If a security deposit will be required, check “Will” and enter the amount of the deposit in the next field.

Step 7 – Acknowledgment (Signatures)

Each party will need to:

  1. Sign their name on the line provided;
  2. Enter the date they’re signing; and
  3. Print their name legibly beneath their signature.

Once all information has been entered, the agreement will be complete. A copy should be digitally sent or printed and delivered to each tenant.

This simple 1-page lease agreement template is perfect for establishing a contractual arrangement between a landlord and tenant. While a standard lease covers every little detail of the agreement, a simple lease only includes what is necessary to hold the parties to a legally binding agreement. You can use this template for a month-to-month or fixed-term lease, and you can vary the terms as needed by customizing the start and end dates, monthly rent, and any other relevant details.

This lease agreement is made this (date) day of (month), (year).

Parties to Agreement

Use of Property

Tenants shall only use the Property specified in this Agreement for (designated purpose, i.e., residential, commercial, etc.) purpose.

Most rent payments are collected once a month, but you can customize the payment terms as needed with this one-page lease agreement template.

Severely damaged floors, torn-up drywall, and broken windows are all examples of extensive damage that a Landlord would typically use a security deposit to cover. Nail holes from hanging pictures or scratched floors would be examples of normal wear and tear.

Lease Term

This Agreement is for a month-to-month/fixed-term lease. The lease period shall be for (length of time), beginning on (day, month, and year) and continuing for (period of time) from the start of this Agreement. If no renewal agreement has been made by the end of the lease term, the tenant may continue to lease the Premises under the terms of this Agreement with a month-to-month arrangement.​

Rent

Both Parties agree that the Tenant shall pay rent on the (specific date, i.e., first or last day) of the (week, month, etc.) and in the amount of (add rent amount). If a rent payment is late, Tenant may be required to pay a discretionary late fee in the amount of (add amount). The Tenant will make payment in the form of (check, online transfer, automatic bank withdrawal, etc.). Payments shall be made to (name to be put on the check or email address for online transfer).

Security Deposit

A security deposit of (amount of money) shall be given to the Landlord upon the execution of this Agreement and shall be returned to the Tenant, less any necessary deductions, (number of days) days after the end of the Term. Security deposits will only be used in the case of covering costs associated with extensive damage to the premises, not the repair of normal wear and tear.

Utilities

The Landlord/Tenant agrees to pay for the utilities associated with this Property for the entire Term of this rental agreement, including: (heat, water, electricity, gas, telephone, internet, and/or any other applicable utilities).

Furnishings

The premises specified in this Agreement includes the following furnishings: (if there are fixtures or furnishings of any kind included with the property, specify them here. Examples could include telephone, dishwasher, microwave oven, refrigerator, gas stove, washing machine, dryer, etc.). Any damage to the included furnishings outside of normal wear and tear will be billed to the Tenant or subtracted from the security deposit.

The furnishings section of a one-page lease agreement is especially applicable if the property to be rented is commercial and there will be on-site equipment or other fixtures.

The legally acceptable reasons for terminating a lease may vary from state to state, so while it’s wise to include this clause, you’ll want to confirm that you’re legally able to terminate the lease for whatever reason should you need to.

Insurance

Tenant is responsible for (type of insurance) insurance coverage of the Property. Tenant agrees to acquire (type of insurance) insurance coverage and submit verification to the Landlord within (number of days) days.

Termination of Agreement

If the terms of this agreement are violated by the Tenant in any way, the Landlord has the right to terminate the lease agreement after a bare minimum of (number of days) notice is given.

One example of another term you can add to your simple one-page lease agreement is last month’s rent. Many landlords collect last month’s rent before the lease is signed to protect themselves should the tenant abandon the property without notice.
